The world-famous, listed industrial brownfield site was an enclosed space at the start of the new millennium. Although manufacturing and warehouse space for several companies still existed here, there was nothing to say about it other than that it was gradually deteriorating and, in many places, dilapidated. However, the quality of its conception and design managed to withstand decades of indifference to Baťa's legacy by the former regime. And in the new republic, there was an onslaught of those who wanted big profits for free. What needed to be improved was the will, the money and the long-term concept of integrating the site into modern life. The CREAM group developed it in the first decade of the new century.

A solid Baťa grid, a search for new functions for the original industrial buildings, space for modern buildings, multiple possibilities of public space modifications on a total of 25 hectares. The search for a scheme to revive a piece of the city is an endless adventure.
I am sure that the revitalization of the Baťa site will put Zlín among modern cities with a wonderful history. For us, this has been a job for many years. We are in no hurry; we want to leave behind quality work that future generations can build on.

A historic industrial district with the gradually emerging functions of a modern city, it offers a varied offer of services, entertainment, education, sports activities, and recreation. The multifunctional Fabrika building will shift the fragmented area of the Bat'a complex into this form. It will give all generations a chance to spend time meaningfully.

Industrial functionalism in form and content. 20,000 m² of modern renovated category "A" space for the offices of several major companies, Diebold Nixdorf's development centre, the civic association Behind the Glass to help people with autism spectrum disorders, and a café. One of the first buildings we renovated in the area.

Zlín's main post office, a hotel, a bank branch, a café, a Vita Sana fitness centre, and 150 loft apartments are also partly used by students of Tomáš Baťa University and the junior hockey academy. Another 37 PREMIUM flats will be built in a modern extension that fully respects the industrial architecture of this listed building.
Max32GALLERY AND LIBRARY
Where it makes sense for us, we are happy to work with partners to develop the Baťa complex. The original factory building number 14 has therefore been transformed into a library and regional art gallery, a contributory organization of the Zlín Region. The library focuses on specialist literature in the field of fine arts, including architecture, applied arts, photography and related fields. The educational character of this institution is an essential addition to the mosaic of functions of the emerging new quarter of the university town, Baťa's Zlín.
Bata's skyscraper
In 1938, Europe's second tallest administrative building was offered as the headquarters for the Regional Office of the Zlín Region. This landmark of the Baťa complex, sensitively renovated after 2000, is one of the eight most important architectural monuments of the 20th century in the Czech Republic.
